9-Unit Residential Development
Overton

This project comprises of a nine-unit residential scheme (three pairs of semi-detached houses) in Overton, delivered for an existing developer client seeking a high-performance construction solution. The brief prioritised build speed, consistent thermal performance, and reduced on-site labour, while maintaining flexibility for external finishes and final specification.

To meet these objectives, the client selected Häuser Option B2, a fully engineered timber frame kit with insulation pre-integrated into the wall panels, providing an energy-efficient envelope.

Häuser supplied a complete, factory-engineered timber frame package, designed in house, delivered, and erected on site by our fitting team. This system supports rapid programme delivery while ensuring robust performance against current Building Regulations.

This approach significantly reduced construction risk and site coordination requirements, enabling the developer to progress follow-on trades efficiently.

Option B2 was selected specifically for its fabric-first performance and consistency of build quality.

External Wall Specification:

  • 120mm PIR insulation pre-fitted within wall panels
  • Thermal conductivity of 0.022 W/mK
  • Achieved U-value of 0.17 W/m²K
  • Breather membrane factory-applied for weather protection
  • On-site installation of foil vapour control layer (VCL)
  • 25mm internal service battens to protect airtightness and simplify service runs

The final wall build-up was completed by others using plasterboard and a masonry clad external finish to achieve the STA Pattern Book wall specification EW30-PIR-02 (RE 30).

By integrating insulation directly into the wall panels, Option B2 delivered several key advantages for the developer:

  • Reduced on-site labour and wet trades
  • Faster progression to weather-tight stage
  • Improved quality control through factory fabrication
  • Consistent thermal performance across all units
  • Simplified coordination of follow-on trades

This made Option B2 particularly well-suited to a multi-unit scheme where repeatability and predictability were essential.
